ADEI built the excavation support for a new beachfront home in Oceanside. With neighboring houses close on both sides and the street and beach next to the site, there was no room for sloped cuts. The excavation had to go straight down, held open by a braced shoring system.
The Challenge
The hardest part of the job was working around, and in between, the existing house. Part of the home being demolished had to stay in place for historic and permit reasons, which limited access and meant every step of the work had to account for the structure that was remaining. With so little room on site, crews craned materials over from the middle of the street.
Groundwater was the other major factor. Because the site sits so close to the ocean, water levels fluctuated with the tides, and the shoring had to be installed under fluctuating groundwater conditions.
ADEI’s Solution
ADEI installed drilled steel soldier piles with timber lagging around the perimeter of the excavation, supported by an internal steel bracing frame with walers that held the pit open. The braced system allowed a vertical excavation, keeping the neighboring homes and the retained portion of the existing house protected and the work contained within the site.
Outcome
The project is complete. The braced shoring and dewatering gave the builder a stable excavation for the new beachfront home while protecting the houses on either side and the portion of the existing structure that had to remain.
